The RF Corval Industrial Infill Trust 2 was established to target urban infill industrial real estate opportunities, creating an institutional grade portfolio of industrial assets in Australia’s capital cities. These metropolitan locations, close to a tenant’s end customer, are in high demand from occupiers and land is very tightly constrained. Underlying land value represents a high component of asset value offering some strong downside protection. A combination of market and CPI linked rent reviews drives cash flow and acquisition cap rates are at an attractive spread to prime logistics and the risk free rate.
