<p>Within this context, 545 Queen Street presents a compelling opportunity to secure income while positioning the asset for future value creation.</p>

<p>We’re thrilled to share a major milestone for the <strong>Corval Glasshouse Fund</strong> — the very first plants have officially arrived at our state-of-the-art <strong>Glasshouses in Tongala</strong>!</p>

<p>The first of four state-of-the-art, 5-hectare glasshouses has officially been handed over by our builders, Irribiz, to the operational team at Goodness Grown — complete with irrigation, fertigation, heating systems, offices, and more.</p>
<p> </p>
<p>This moment marks the beginning of production and brings to life the Fund’s vision to develop world-class, climate-resilient glasshouse infrastructure that supports the future of Australian agriculture. Located in northern Victoria, the Tongala Glasshouses are purpose-built for scale, efficiency, and sustainable growing practices — and seeing the first crop now in place is an exciting step forward.</p>

<p>The arrival of these plants not only signals the start of operations but reflects the strong momentum behind the Fund’s strategy. We’re incredibly proud of the progress to date and look forward to sharing further updates as the Glasshouse moves through its initial growing cycles.</p>

<p><strong>Corval is pleased to announce the successful sale of the remaining assets of the Corval Corporate Centre Trust, for approximately $109 million.</strong></p>



<p></p>



<p>The Corval Corporate Centre Trust was established in May 2017 to acquire the Corporate Centre in Bundall on the Gold Coast. The property comprised two office towers; Corporate Centre One and Wyndham Corporate Centre; plus a fitness centre and car park located on a large land component.</p>



<p></p>



<p>The Trust previously sold the Wyndham Corporate Centre in 2023 to City of Gold Coast (COGC), returning $0.40 per unit to investors at that time. Corval continued to actively manage the remaining assets of the Trust, exploring options to maximise value, including through working up the development potential of the land and a staged exit program.&nbsp;This centred on working with COGC to demonstrate the strategic value the remaining asset had to it.</p>



<p></p>



<p>We are now pleased to announce the sale of the remaining properties of the Trust to COGC, which will deliver to investors an equity IRR (net of all fees) of circa 12.5% and an equity multiple of circa 2.1 times. This strong result is a testament to the hard work and expertise of our team, who remained focused on delivering compelling outcomes for investors through active asset management and extracting value upon the exit. This result has also been delivered through a tough period in the office sector generally.</p>

<p>It’s a sad irony for some property investors that just as interest rates are starting to come down, they can no longer hold on and are selling up.</p>

<p>And it’s a stark reminder for property players that more than just one or two rate cuts will be needed to reinvigorate the commercial property sector.</p>



<p></p>



<p>A lot of these vendors bought their properties or started developing them in the past three to five years, when interest rates were sitting at record lows and have held on through the commercial property sector decline, hoping for an improvement.</p>



<p></p>



<p>But the rapid rise in interest rates has been accompanied by a surge in construction costs and softer market conditions, meaning owners have to offer disproportionate incentives to secure tenants.</p>



<p></p>



<p>With a decline in many commercial property values compared to purchase prices and the erosion of investors’ equity, banks are losing patience with developers who can’t meet repayments and are pushing them to sell up.</p>



<p></p>



<p>This dynamic creates an opportunity for cashed-up buyers to pick up assets at good prices, including some below replacement costs, just as it looks like the tide is about to turn.</p>



<p></p>



<p>A good example was the recent sale of 1-3 Como Street in Melbourne’s Malvern, a newly built office building, which was listed for sale by a residential property developer after construction costs became unmanageable.</p>



<p></p>



<p>Corval, a Sydney-based boutique real estate fund manager, bought the Malvern property in late 2024 for just a touch over $18 million.</p>
